Ryland Homes, Steel Ranch, Louisville, Colorado

Intelligence
Targeted to reach mostly Move-Up, Generation X Buyers, (but keeping Empty Nester Buyers in mind) this project is designed with family as the primary focus. Today’s buyers have different priorities driving their purchases. Consequently it is important that our design applications reflect these new desires by featuring flexible and practical spaces, which accommodate family activities. Also critical to todays buyers are attainability and affordability. We must design for the way buyers really live while considering their budget constraints.

Venture
One of the greenest projects we have done to date, Steel Ranch incorporates sustainable attributes that touch on all of the three relevant areas of true sustainability...Environment, Equality, and Economics. Whenever possible building materials and furniture incorporated sustainable attributes including FSC Certified, reclaimed or recycled wood, low VOC flooring and finishes, and renewable or recyclable materials. As many products as possible were locally sourced, reducing the environmental impact and supporting local businesses. Last but not least, 1% of our profit on this project is going to ‘1% For The Planet,’ a program that supports the preservation and restoration of the natural environment.’

Art
The two models for this project will work together to engage our market demographics, however each will have unique design elements. Inspired by both technology and our natural environment, we are working to show how these two attributes can work in concert. The color palettes were dictated by color forecasts done two years in advance. Both models feature high quality, sustainable merchandising pieces, as well as sustainable finishes. Natural color palettes with invigorating splashes of color create exciting, inviting, and inspirational environments.

 

 

 

Trio Interior Design: The Seasons at Cherry Creek

Red PeakProperties, The Seasons at Cherry Creek - Denver, CO

Completed in January 2010, this 13 story apartment complex project included 147 units, a grand lobby and residence entrance, cyber cafe, media room, leasing office, wine room and main floor mail room. TRIO was responsible for all design specifications, interior construction documentation and merchandising for all of the common areas, as well as the seventh floor model unit.

Intelligence
Designed primarily to reach young professionals this urban, contemporary design captured luxury professional living at an affordable cost. We selected a universal design to extend the appeal to a single, more mature audience as well. The location at E. Bayaud Avenue and S. Madison Street, directly across from the Cherry Creek Mall, allowed us to capture community and smart living design principles. The close proximity to Cherry Creek trail also promotes an active Colorado lifestyle. Special features included a 2 story water feature made of environmentally friendly 3Form, a large commercial kitchen available to all residence for entertaining, and relevant reading materials. All special features were designed to capture the attention of targeted markets.

Venture
Sustainable attributes included tile containing recycled content, eco-timber accent wall in the main lobby, recyclable carpet in units and corridors, salvaged furniture pieces throughout the main common areas, energy efficient appliances, low VOC paint, organic fabrics and artwork made with non-toxic materials. The Seasons at Cherry Creek was considered to be the first “Green Built” multi-family project in Colorado.

Art
The name Seasons of Cherry Creek, in concert with Colorado’s four seasons, set the tone for this naturalistic, contemporary, and timeless environment. We used these concepts as the foundation of our design and incorporated all four seasons by interchanging them throughout the floors of the apartment complex. As you tour the property you will see that the artwork on each floor speaks to either summer, winter, spring or fall. We complemented this through contemporary accent pieces, such as the rain drop chandelier in the main lobby, and soothing aqua seating throughout the model unit. onstruction documentation, and merchandising, including all the common areas for the thirteen story apartment complex and the seventh floor model unit.

 

 

 

 

Trio Environments

Coughlin & Company, 1371 High Street-Denver, CO

This 10-story multi-tenant building has 53 units and was designed to target the Active Adult Living. TRIO designed all of the public areas, as well as a model unit, and completed the project in January of 2010.

Intelligence
Active Adult Living. On this project we strove to design efficient condo units as well as beautiful, functional amenity spaces for the residents. TRIO was responsible for addressing an active adult lifestyle including the perfect balance between community and personalized living. Amenity spaces included resident theatre, guest suite, green floor, recreation room and fitness center.

Venture
The sustainability attributes of this project including the renovation of an existing building, green roof to mitigate heat island effect and energy efficient appliances.

Art
Youthfulness played a strong part in our design of 1371 High Street. We wanted the amenity spaces to engage residents and encourage them to live a community lifestyle. The decor played off of Coloradan historical figures and, as we developed the design, it quickly came alive with deep neutral tones offset by vibrant green accents. This depth of complexity in the aesthetics of the building reflect the rich history that the residents bring to the space.

 

 

 

 

Trio Environments

Capital Pacific Homes, Riverdale - Thornton, CO

This community consisted of individual, 2-story homes. TRIO completed 2 unique, fully merchandised models in 2008.

Intelligence
This project was design to target Move Up homebuyers within an established area. In anticipation of interest from local, Move Up buyers we added extra merchandising pieces that highlighted the local community, including recreational areas, area schools, and local shopping districts.

Venture
Energy efficiency was the focus of our green efforts on this project. We utilized energy efficient appliances and lighting fixtures throughout the building.

Art
We selected a color scheme of grays and rusts to create a muted but warm environment. Playing off of the open architecture we continued the flow of colors from space to space. This made the models larger and accentuated the openness of the homes. We also featured unexpected materials, such as hardwood floors through the master bedroom, to create the thrill of surprise for potential buyers.

 

 

 

 

Trio Environments

Capital Pacific Homes, Banning Lewis - Colorado Springs, CO

Similar to the Riverdale project this development consisted of free-standing 2 story homes. 3 distinctive model units were created by the TRIO team in 2008.

Intelligence
Move Up homebuyers were our focus for these 2500-3500 square foot detached homes. This new product prototype required that our merchandising remain flexible but relevant. We worked to address this by designing multiple model units and providing the builder with several floor-plans to show potential buyers the flexibility of the spaces. The ability to capture this target market awarded TRIO Environments a finalist spot for a BAR Award, in the category of Model Unit $525,000 and above.

Venture
Green features of this project included energy efficient appliances and lighting as well as low flow plumbing fixtures.

Art
Contemporary tones of grays and blues, complimented with sheer fabric tones and abstract artwork, created intrigue. Most of the models in this neighborhood featured traditional designs, so we were able to target an untapped market with more transitional design solutions. We addressed this by using stainless steel appliances, dark-toned cabinets, and large scale tiles throughout the main living areas.
